The proposed development involves the demolition of the existing land-locked L-shaped Norfolk House office building and construction of a new 8 storey commercial office building with a GIA of circa 156,000ft2. The works include the reconstruction of 31 St James Square (SJS) and 30 Charles II Street (CII Street) facades.
The existing building was built in 1939 in a neo-Georgian style and underwent significant refurbishment in the 1980s. The building is situated with the St James’ Conservation Area and has a number of listed buildings within immediate proximity to the building.
The new office building will be fitted out to Cat A standard with enhancements to areas including 2 reception areas, changing rooms, WC’s and some circulation areas. The basement will have ancillary spaces such as shower/changing facilities, staff welfare, cycle parking and core plant space (including UKPN substation). The seventh floor will be mostly roof/terraced area and accommodating additional core.
Due to the land-locked nature of the site and close proximity to surrounding neighbours and historic buildings, the design team had worked closely with Westminster City Council.
BHC were responsible for the supply, fabrication and erection of 1,554 tonnes of structural steelwork and the installation of 9,922m2 of metal decking. BHC designed bespoke steel to steel connections only and this has been made clear within the design matrix.
